How to get a flat from Berlin's state landlords
Berlin's state-owned housing companies own hundreds of thousands of flats, they rent at the source, and there is no broker fee when you sign directly with the landlord. For anyone moving to the city, they are the most underrated part of the market. This guide explains who they are, how applying works, and what it takes to actually land one of their flats.
The seven landlords to know
Each company keeps its own listing pages and its own application process. To search them properly, you have to visit all seven sites, because none of them show each other's stock:
berlinovo
The city-wide housing company. Lists flats, furniture offers and serviced apartments on its own portal.
degewo
Berlin's largest municipal landlord. Runs its own application portal with a saved-search alert per profile.
GESOBAU
Covers much of the north-east, from Prenzlauer Berg to Märkisches Viertel.
Gewobag
Large stock across the city, with a registered applicant portal and regular new listings.
HOWOGE
Strong in the east, including Lichtenberg, Hohenschönhausen and Friedrichshain.
STADT UND LAND
South-east Berlin: Treptow, Köpenick, Neukölln and surroundings.
WBM
The municipal housing company for the former eastern districts, with a compact listing page.
How the application works
Every landlord runs a portal where you register once: income, household size, and the districts and flat sizes you want. When a matching flat is published, you apply directly on the platform. There is no viewing fee and no agent in between.
Expect to need the same documents everywhere: proof of income (usually the last three payslips), a current rent debt certificate or a SCHUFA extract, and ID. Some landlords ask for a short letter about who is moving in. Have the documents as PDFs ready before you start applying, because the fastest complete application often wins.
The honest catch: good flats from state landlords go within hours, not days. The stock is large, but so is the demand, and the most affordable flats in central districts attract hundreds of applications. Queues for particularly cheap or new builds can run for years, so treat the open listing pages as your realistic path in, and keep applying fast.
Why people still miss these flats
